We provide portal access to our tenants within 1 to 2 business days after we have received the fully signed lease.
Yes. All of our leases require that the tenants have renters insurance of at lease $100,000 in liability.
You can submit all repair requests through your online tenant portal. This includes appliances, plumbing, HVAC, electrical, and general repairs. If you are not at fault for the repair then the landlord pays for the repairs. However, depending on the lease the tenant may be required to pay a repair deductible.
Typically no. The owner/landlord pays all HOA and condo fees unless otherwise you agreed to something different on the lease.
We recommend you set up utilities at least 4 to 5 business days in advance prior to you moving in. The sooner the better. Just tell the utility company what day your lease starts. Some utility companies require a tenant authorization form. If this is the case, please let me your property manager know.
You will receive the keys the morning the of the lease start date and when all deposits and required rental payments are received by the property manager. Typically you will receive access to the home at 8am of the lease start date.

You will receive your rental deposit the week of the 25th minus any management fees and agreed upon repair expenses.
Yes. You will receive a 1099 in January for all net income received from the total rental payments from the previous year. Example: for all 2027 taxes you will receive a 1099 in January of 2028. The 1099 will receive all the net income paid to you. Exemptions can be made and we can provide you an gross revenue and total expenses, or P&L at your request. However, you can generate any reports via your landlord portal.
No. We only charge management fees when we have a tenant in place paying rent.

We will notify you based on your predetermined preference. Some landlords do not want us to contact them unless a repair is above $400. Some landlords want to know about or approve each repair request regardless of the amount. We recommend a repair threshold of $400.
No. We do not pay mortgages, HOA/Condo fees, real estate taxes, or home insurance. We simply pay you the rental income directly minus our management fee and or repairs.
