Our normal monthly rate is 8%, but all rates and fees are negotiable because we care about your bottom line rental profits. Our goal is to make being a landlord as easy as possible.
This is the fee we charge the landlord in order to acquire the tenants. This includes marketing the property, tenant application screenings, and all of the due diligence to make sure we get the best tenant for your property.
This is the monthly fee we charge for our amazing comprehensive property management services. We deal with all of the tenant requests, inspections, repairs, rent collection and disbursement, and much more.
We do have additional fees, but they are nominal compared to the acquisition fee and management fee. We charge $50 for lease renewals, $100 to coordinate insurance claims, and $400 per court appearance.
Fees to the landlord
Example: If we collect $2,500 in rent we pay the landlord 92% of $2,500 and we keep the difference.
Rent: $2,500 - 8% (or $200 for management) = $2,300 net to landlord.
Example: The rent is $2,500 and we procure a potential tenant through our marketing, screening, and a lease is signed by all parties. We collect the first full month's rent, or $2,500, as our fee for doing all the upfront work to acquire said tenant.
If your lease with your current tenant is about to expire we require a minimum 30 day notice if you want to renew the lease with the current tenant. If all parties agree to renew or extend the lease we provide all the documentation and e-signature services needed to get it done.
Here is an example of a the total cost for 1 full year of management services. Assuming the rental is $2,500 per month or $30,000 in one year.
This is directly paid to us from the the tenant at the time the lease is signed or before the keys are turned over. This covers all the marketing costs, tenant application screening, move-in inspection, property showings, and occasionally share part of this fee with another real estate agent that may bring a potential tenant.
11 months of management. Although the lease is 12 months, we only charge the 8% management fee, or $200, starting the second month since we already charged a tenant acquisition fee for the first month.
This includes: Marketing such as photos, tenant acquisition, repair requests, inspections, etc.
A 1099 will be provided for this amount minus any repair or maintenance costs.
