We do provide an extensive credit, employment and background check on each applicant. All applicants must apply online through our portal. A third part service provides us with a credit report and background criminal report. We also verify employment, income, and assets. Each applicant must meet our own high standards for qualification before being accepted to lease your property.
We carefully consider each applicant before moving forward with executing a lease. In order to avoid any potential future risks or damages, we have strong practices in place so that each lease is clear and tenants understand their obligations within the lease. We use a standard VLTA lease provided by the Virginia Real Estate Board along with our own high standards. All within the spectrum of Virginia real estate legal practices.
Our tenants are required to provide renter's insurance, personal contacts, employment contacts, and personal references. We make sure to take every step possible in order to protect your investment. Our tenants become familiar with their property manager and can easily schedule any walk throughs, inspections, or repair ticket requests. Accessibility and communication are key to a successful and stress free rental experience.
You can rest assured that we handle your property with care. Your property will be treated like it was one of our own. Each property receives a thorough walk-through of its condition before and after each lease has ended. Pictures are taken of any damage. Repairs are made right away upon your approval. Our fees are reasonable and fair. We have no set price for monthly management fees, but they usually range from 7% to 8% of the monthly rent. We charge an acquisition fee from procuring the tenant that can range from 50% to 100% of the first full months rent. Your investment in our services can go a long way as we provide a top notch quality service. A fair and adequate pricing strategy is negotiated with each landlord.
